What is a wholesale mortgage rate?
Retail lenders publish one price — their own. Wholesale rates are the pricing lenders offer to brokers who bring them loans, and they aren't advertised to the public. We don't lend money ourselves; we put your file in front of lenders who do, on that pricing.
Does getting a Pure Rate quote affect my credit score?
No hard credit pull is required for a rate quote. A quote uses the numbers you give us — credit range, down payment, property type. A hard pull only happens if you decide to apply, and you'll know before it does.
How does Pure Rate make money?
Lenders pay us for bringing them the loan, and that compensation is disclosed on every document you sign.
How quickly can Pure Rate close a mortgage?
Many of our loans close in as little as 8 days. The lever that moves that most isn't us — it's how quickly documents come back, which is why Pure Pre-Approval happens before you make an offer rather than after.
Why can mortgage rates vary between lenders?
Every lender prices for its own appetite — how much of a given loan type it wants that week, what its money costs, how backed up its underwriting is. Two lenders looking at the same file on the same morning can land a quarter point apart. That's the whole reason shopping works.
Should I compare mortgage rates or APRs?
Both, for different jobs. The rate sets your payment. The APR folds in the fees, so it's the fairer comparison between two offers — but only if both assume the same loan amount, term and points.
